
A design should fit the roof—not fight it
Usable roof area, shading, rooflights and safe access all shape the final layout.
Permitted development is not a blanket exemption
Scottish permitted development rights can allow certain alterations without a planning application when the relevant limits and conditions are satisfied. Solar equipment still needs to be positioned and designed within those rules, and other consents or technical requirements can remain relevant.
Planning status should be checked against the current official guidance and the individual proposal. A previous installation elsewhere on the street does not prove that the same approach is permitted on another property.
Properties that need closer attention
Listed buildings, properties in conservation areas, flats, shared roofs and ground-mounted arrays can require additional assessment or consent. The visual position of equipment, projection from the roof and the property's designation can change the planning position.
Owners of flats or shared buildings may also need permission from co-owners, factors or landlords even where planning permission is not required. Lease conditions and title responsibilities are separate from planning law.
How to reduce uncertainty before ordering
Confirm whether the building is listed, whether it sits within a conservation area and who owns the roof. Keep a clear drawing or visual proposal showing panel locations and associated equipment. Where doubt remains, seek confirmation from the relevant local planning authority.
